Selling your home is a major decision—one that deserves a thoughtful strategy, skilled marketing, and strong representation. My role is to make the process as smooth and profitable as possible while protecting your best interests. Here's a clear breakdown of the steps we’ll take together:

We begin with a no-obligation consultation, either in person or virtually. We’ll discuss your goals, ideal timeline, any improvements you’re considering, and current market conditions. I’ll also conduct a walkthrough of your home to understand its features, layout, and value-adds, while identifying any potential red flags to address before listing.
Not ready to list right away? That’s okay—I can provide advice months in advance to help you prepare properly.

I’ll conduct a Comparative Market Analysis (CMA) to determine the optimal listing price based on recent sales, active competition, and market trends in your area. Pricing your home correctly from the start is crucial—it attracts serious buyers and helps avoid unnecessary time on the market or price reductions.

First impressions matter. Together, we’ll create a tailored plan to get your home showing-ready. This may include decluttering, staging, minor repairs, deep cleaning, or curb appeal improvements. I’ll guide you through every step, and if needed, connect you with trusted local professionals to help.

Once your home is ready, I’ll schedule high-quality professional photography—and where appropriate, drone footage, video tours, and floor plans. Then, I’ll launch a customized marketing campaign that includes:
MLS® listing with compelling copy and visuals
Exposure on Realtor.ca, social media, and major platforms
Targeted online advertising and email campaigns
Optional print marketing and signage for maximum local reach

Your home will be officially listed and promoted across all key channels. I’ll coordinate all showings with buyer agents, keep you informed of feedback, and respect your schedule and privacy. You’ll receive updates on interest levels, market response, and any necessary adjustments we might consider.

When an offer comes in, I’ll review it with you in detail—price, conditions, timelines, and buyer qualifications. Whether it’s your first offer or multiple bids, I’ll represent your interests fiercely and guide you in countering, accepting, or rejecting. My goal is always to secure the strongest terms with minimal risk.

If the buyer’s offer includes conditions (financing, inspection, etc.), we’ll enter a conditional period—usually 5 to 10 business days. I’ll ensure all timelines are followed, help coordinate access for inspectors or appraisers, and keep communication flowing between all parties until conditions are fulfilled or waived.

Once conditions are met, your lawyer or notary will begin preparing the legal documents required to close the sale. This includes handling the title transfer, disbursements, and property tax adjustments. I’ll remain involved to ensure everything is on track, and help you prepare for moving day.

On closing day, legal funds are exchanged and your home officially transfers to the buyer. Once your lawyer confirms the sale has closed, the buyer will receive the keys and you’ll receive your net proceeds. I’ll be there to support you right through to the final signature—and beyond.
