  • Before beginning your home search, it's essential to get pre-approved by a reputable mortgage lender. This process involves a detailed review of your financial profile—credit score, income, debt, and assets—to determine your borrowing capacity. A pre-approval not only gives you a clear idea of your budget, but also strengthens your position when making an offer, signaling to sellers that you're a serious and qualified buyer.

  • Once pre-approved, we’ll schedule a consultation to discuss your goals, must-haves, deal-breakers, ideal location, and timeline. I’ll explain the entire buying process, provide insight into the local market, and help you understand what to expect from search to closing. This meeting ensures we're aligned and working toward your vision from day one.

  • With your budget and preferences in mind, I’ll begin curating personalized property options that match your criteria. You’ll receive real-time updates on new listings, and we’ll book private showings at your convenience. I’ll help you evaluate each home’s value, condition, and location so you can make informed decisions, not rushed ones.

  • When you’ve found the right property, I’ll help you draft a strategic and well-structured Offer to Purchase. This includes proposing a fair price based on market data, setting appropriate conditions (such as financing and inspection), and negotiating on your behalf to secure the best possible terms. My goal is to protect your interests while ensuring your offer stands out.

  • Once your offer is accepted by the seller, we move into the conditional period. This is a critical window—usually 5 to 10 business days—where you complete due diligence such as home inspections, finalize financing, and review property details. I’ll manage the timeline, coordinate with all parties, and ensure every detail is tracked and communicated.

  • Hiring a certified home inspector is a key step in evaluating the property's condition. The inspection will identify potential issues—from structural integrity and plumbing to roofing and electrical systems. Based on the findings, we may request repairs, renegotiate the purchase price, or in rare cases, walk away. Your protection is the top priority.

  • With a signed offer and successful inspection, you’ll work with your mortgage lender to convert your pre-approval into a formal mortgage commitment. This involves submitting the purchase agreement, appraisal results, and any remaining documentation. I’ll collaborate closely with your lender to ensure a smooth, timely approval and avoid last-minute surprises.

  • Your real estate lawyer will begin reviewing the purchase agreement, performing a title search, and preparing the final closing documents. They’ll also calculate adjustments for property taxes, utilities, and ensure all legal matters are in order. I’ll coordinate with your lawyer and the seller’s representative to confirm a seamless and accurate transfer of ownership.

  • On closing day, your lender will release the funds to the seller’s lawyer, and the title will officially transfer into your name. Once everything is complete, you’ll receive the keys to your new home. I’ll confirm possession details, ensure all final steps are complete, and celebrate alongside you as you walk into this exciting new chapter.
